Why do we look under the sedum first, at your roof covering?
Because a sedum roof only remains in good condition on roofing that is waterproof and root-resistant, and preferably less than fifteen years old. Sedum roots seek out every seam and every weak spot. That is why we work exclusively with root-resistant roofing membranes tested according to the European standard EN 13948, and we inspect your current roofing before even a single mat is installed on your roof. That is roofing work, not landscaping. And that is precisely where the difference lies compared to an ordinary green roof provider.

How is a sedum roof constructed?
A sedum roof is an extensive green roof: a light and low-maintenance package of succulents on a drainage and substrate layer. From bottom to top, it consists of three to five layers:
- Root-resistant roofing: the waterproof base that keeps roots out
- Protective sheet: protects the roof covering against damage
- Drainage layer with filter fleece: drains excess water in a controlled manner
- Substrate: the growing medium in which the seedlings root
- Pre-grown vegetation mat: approximately 11 to 12 sedum species, at least 90% covered upon delivery
The number of layers your sedum roof receives depends mainly on the type of roof and your preferences. Therefore, you won't be looking at bare soil for months. The roof is green from day one and blooms from spring to autumn in white, yellow, and pink.
Which sedum roof suits your roof and weight?
Not every roof can support the same load. That is why we work with five systems, from lightweight mats for a shed to a full-fledged herb roof for commercial buildings.
Do you want maximum biodiversity? Then there is the herb-sedum roof: the same structure as the standard sedum roof, but with approximately 11 sedum species plus approximately 18 native herbs.
Is my roof suitable for sedum?
Starting from a saturated weight of 45 kg/m², a sedum roof can be installed on many existing lightweight roofs, including those on a shed or garage. Are you unsure about the load-bearing capacity? A structural engineer will perform calculations before we carry out the installation. This way, you can be certain that your roof can handle it.
And a pitched roof? That is also possible: with the lightweight mats, we install sedum on roofs with a slope of up to 25 degrees.
Green roof on bitumen: which roofing material belongs under the sedum?
You never see the most important part of your sedum roof: the root-resistant top layer underneath. We offer two levels for this.
Base: IKO roofgarden. A 5-millimeter reinforced bitumen roofing membrane with root-resistant properties, tested according to EN 13948. Proven quality for most homes and outbuildings.
Premium: Resitrix EPDM. A rubber membrane with a life expectancy of more than 50 years, which remains flexible down to -30 degrees Celsius. We install it flamelessly: no open flames are used on your roof. That makes Resitrix the logical choice for commercial buildings, homeowners' associations, and anyone who wants to get the most out of their roof.
We know from experience: for roofs older than fifteen years, the existing roofing is often no longer suitable as a base for sedum. Seams age and are rarely root-resistant. A sedum roof on an aged top layer means removing the entire package for repairs within a few years. Therefore, in that case, we advise tackling the roofing and the sedum roof at once: the labor is shared, and the total price turns out lower than two separate jobs. This way, your sedum lies on a roof that lasts just as long as the greenery on it.
What are the benefits of a sedum roof?
Coolness in the summer. A black bitumen roof reaches 70 to 80 degrees on a summer day. A sedum roof remains around 25 to 35 degrees. You notice this immediately in the space under a flat roof, such as a bedroom above an extension.
Water storage during cloudbursts. A sedum roof retains 50 to 701 TP3T of the annual precipitation. Our systems buffer 17 to 35 liters per square meter, thereby relieving the sewer system when it matters most.
Higher yield from solar panels. Solar panels yield less as they get warmer. Due to the cooling effect of sedum, the yield increases to approximately 10%. Sedum and solar panels are therefore not competitors on your roof, but a strong combination.
Protection of your roof covering. The sedum package protects the roof covering against UV radiation and large temperature fluctuations, the two biggest causes of aging.
Low maintenance. One to two maintenance visits per year suffice. No mowing, no watering, except during prolonged drought.

Install a sedum roof yourself or have it done?
An honest answer: you can easily get started yourself on a small shed. Sedum mats are available for purchase separately, and the material costs approximately 40 to 75 euros per square meter.
The difference compared to a specialist does not lie in rolling out the mats, but in three things you only notice years later: the drainage, the edge finishing, and the root resistance of the layer underneath. This is precisely where leaks and root damage occur. We regularly see self-installed sedum roofs where water cannot drain away, or where roots have grown into a standard bitumen layer. The repair then costs more than installation by a specialist would have cost, because the entire structure has to be removed first.
Our advice: you can safely build a shed yourself. For a home, extension, or commercial building, have the underlying roof assessed by a roofer. You can do this with us free of charge, so at least you know what you are getting into.
This is how we install your sedum roof
Step 1: We first check whether your roof can support a sedum roof. During the free roof inspection, we assess the roofing, drainage, and load-bearing capacity. You will receive a photo report of our findings.
Step 2: You receive a written recommendation with a fixed price. We advise on which system suits your roof and whether the roofing needs to be made root-resistant first. If there is any doubt regarding the weight, a structural engineer will provide input.
Step 3: We make the roof root-resistant and lay the sedum. Our own roofers take care of the roofing and edge finishing. The installation of the sedum is carried out by a specialized green roof team.
Step 4: You get a green roof immediately, with a 10-year warranty on the roofing work. Upon completion, the sedum will be covered with at least 90% of vegetation, and you will have everything in writing.
Is there a subsidy for a sedum roof in Almere?
Not at the moment. Almere does not have its own green roof subsidy, and the Flevoland scheme of 25 euros per square meter expires at the end of 2024. Whether there will be a new round is not yet known. We cannot promise you anything regarding this that we cannot deliver.
For companies, it is different.
A green roof is listed as a business asset on the 2026 Environmental List (code F 5300). This means 45% Environmental Investment Deduction (MIA): you deduct that part of the investment additionally from taxable profit. Additionally, via Vamil 75%, you may depreciate the investment at a time of your choosing. Please note: the application to the RVO must be received within three months of the order. Your accountant can easily arrange this; we will provide the specifications.
How much does a sedum roof cost?
The price depends on the system, the surface area, and the condition of your current roofing. As an indication, from low to high:
- Install it yourself: from approximately 40 euros per m² of material
- Professionally installed sedum roof: approximately 65 to 85 euros per m², including VAT and installation
- Herb-sedum roof: approximately 75 to 100 euros per m², for maximum biodiversity
A calculation example: a professionally installed flat roof of 50 m² costs approximately 3,250 to 4,250 euros. For larger surface areas, the price per square meter decreases.
Things to keep in mind: sometimes additional work is necessary, such as making the roofing root-resistant, adding a gravel strip along the edges, or modifying rainwater drains. We mention this in the quotation beforehand, not on the invoice afterwards.
Every price above is an indication. After the free roof inspection, you will receive a fixed price in writing: you pay what is stated in the quote, without surprises.
How long does a sedum roof last and what maintenance does it require?
A well-installed sedum roof lasts 30 to 50 years. The condition is proper maintenance, which is manageable: two visits per year, in the spring and autumn. During these visits, fertilization is applied, the drains and gravel strips are checked, and weeds are removed. Watering is only necessary if it has been dry for longer than a month.
We like to be clear about warranties. No provider offers a long-term warranty on the planting itself: how the sedum develops depends on maintenance and the weather. What we do guarantee: a minimum of 90% vegetation upon completion, and a 10-year warranty on all the roofing underneath. That latter aspect is where the real risks lie, and that is precisely what we stand for.
Would you prefer not to have to worry about your roof at all? Ask about the options for a maintenance subscription: two visits per year, including an inspection of the roofing. This way, we keep your green roof green and your roof healthy.

Frequently asked questions about sedum roofs
Is my roof suitable for a sedum roof?
Most flat roofs are suitable. The lightest system weighs 45 kg/m² when saturated, comparable to a layer of gravel. The determining factors are load-bearing capacity, the condition of the roof covering, and drainage. If there is any doubt about the structure, a structural engineer will assist with the calculations. We assess all three points during the free roof inspection.
How heavy is a sedum roof?
When saturated, and therefore completely wet, a sedum roof weighs 45 to 70 kg/m², depending on the system. When dry, it weighs considerably less. For comparison: a layer of roof gravel easily weighs 80 to 100 kg/m².
Can a sedum roof be installed on a pitched roof?
Yes, up to a slope of 25 degrees. For this, we use the lightweight sedum mats. Above 15 degrees, we pay extra attention to the anchoring so that the package cannot slide.
Can sedum be grown on my existing bitumen roof?
That is possible, provided the top layer is root-resistant and in good condition. Most standard bitumen top layers are not root-resistant. In that case, we first apply a root-resistant top layer, tested according to EN 13948. If the roofing is older than fifteen years, we recommend combining that replacement with the installation.
Do I get a guarantee on the plants?
Upon completion, the sedum is covered to at least 90%. The industry does not provide a long-term guarantee on the further development of the planting, as this depends on maintenance and the weather. We offer a 10-year warranty from us on the roofing underneath, in writing.
When is a sedum roof not a good idea?
We do not recommend a sedum roof if the roof structure cannot support the weight and reinforcement is disproportionate to the cost. We also do not proceed with roofing at the end of its lifespan without first addressing the roof, and sedum grows poorly on a roof that is completely in the shade. If any of these situations apply to you, you will be informed immediately after the inspection. Better an honest "no" than a green roof you will regret.
